Built Form, Density, and Height
Reflecting the approved policy for the site, the rezoning application proposes a density of 2.5 gross floor space ratio (FSR) and a maximum height of 12 storeys in two locations.
The higher buildings are located centrally on the site, along the Queen Elizabeth Park frontage, and on Main Street. The scale of buildings along 33rd and 37th Avenues transition down to the adjacent single family areas. Sun access on public spaces is maximized through the design and placement of the buildings.
